Nice! We need more condo's. Co-ops are entrenched in this neighborhoods and it excludes a lot of potential buyers. Will be interesting to see how they price out the units relative to the few pre-war condo buildings here. On a per sq ft basis, I would expect a 30-40% premium at least since it is a new development and the location is great (if you are okay with living in a commercial area).

The price I heard, which unfortunately I can't verify, is $550 per square foot for 1-3 bedrooms.  This works out to $440,000 for an 800 square foot unit.  I would think with condos you would have more investors buying who plan to rent them out.

I saw a truck from a Chinese cabinet factory supplier in front this past weekend. The poster on the side boasted "Ten year warranty". Ikea cabinets have a 25 year warranty. If I payed $440, 000 for a small 800 sq. ft. unit, I would want cabinets from better supplier with a much better warranty. 800 square feet is small for this neighborhood and 44000 is expensive for even a two bedroom condo.

Also, it is 6 floors, but not really a Tower.
I believe that the term 
Tower 
If memory serves me correctly,  stemmed from the developer's 
Wishful thinking
referring to the ridiculous number of floors they original thought that they might get away with on the empty lot.  That is of course before a proud showing of Jackson Heights concerned citizens, turned out for the zoning board meetings to deliver them a quaint little reality check.

I am still really feeling for the folks on the south end of The Litchfield.  :(   They now gaze out their windows at a brick wall, that is literally mere inches from their window panes.  >:(

It sounds like they may be starting to show apartments in this building:

Is the Vin C Hu Tower Open for Showings?

Word from a tipster is that brokers started showing apartments this past weekend at the new Jackson Heights condo, on 37th Avenue and 84th Street, and that an official open house is scheduled for this weekend. Last we heard on Jackson Heights Life, the development (oddly named the ‘Vin C Hu Tower’) holds 45 condo units and three commercial spaces. This development replaced a one-story retail building that burned down in 2010. Currently, it looks like listings, photos, or pricing do not exist on the internet. Did anybody check out this building over the weekend? If you’re able to file a report on the interiors and the pricing, hit up our tipline please!

I have the offering sheet. Cheapest unit is $344k for 1br/1bath (564 sf) all the way up a 2br/3bath (which struck me as odd) at 1556 sf that's asking a cool $1.09 mil. That's the aberration though... there are 3br/2bath units just under 1000 sf that are asking around 600k. Still, throw in taxes, common and carrying charges and it's fairly pricy.

With prices like that, it may end up to be like that big condo facing Roosevelt Train Sta off of Broadway, which was not a success story.... I believe also Chinese. Wondering if they ever ended having to considerably drop their prices?. And that place was a mere  2 min from Roosevelt ave. In my opinion, Vin Tower is not close enough to the express trains for those prices, unless the building has special ammenities.

I don't think a Condo being right near Roosevelt ave is a plus by any means. especially in the lower 70's with all that trash. I much rather live on the quieter ave's in the 80's even if it means walking a couple of blocks to the train.

3bd/2bth for around 600k doesn't seem crazy if its been well done and has a big tax abatement.

I agree, I think many would rather live at 84th and 37th Ave to get less noise, less dirt and a more aesthetically pleasing environment.  Not everyone wants to or needs to live right next to the express stop.

If these prices are correct I can't, for the life of me, figure out who would pay these prices for an apartment in this aesthetically challenged building.  No, it's not ugly but a cookie cutter of others on the avenue and pretty bland.  (The probably bought the plans at a Walmart.)  If you have this kind of money you could get something much nicer in this neighborhood.  My theory is they will probably be bought by large, extended families or, perhaps, two families might live in one apartment.  Or it could be people who will buy the apartments and rent them out.  It's a condo so they probably can do that.  But maybe I'm wrong.  It'll be interesting to see what happens.  It may be a glimpse into where the neighborhood might be headed.
