Very true. I'm surprised an agency dealing with Landmark districts didn't get the listing.... Or at least someone knowledgeable about the architecture and style of yhe house/ neighborhood. It's really not marketed correctly.

Regardless of how many 100k's the listing price is off-target, I find it very bothersome that the listing agent couldn't be bothered to do any more work than taking a picture of the front of the house. When you are at a certain price point, any listing agent who isn't willing to undertake getting proper photos, floor plans, and every detail about the house into the sales campaign doesn't deserve the listing. This agent (Yoomesh Sharma) couldn't even manage to link to a proper page on the laffey taffy website.  ::)

I agree with you.  The agent is doing a disservice to his/her client - or maybe just figures that they will get a good price regardless of how poor a job is done to promote it.

Ha! I looked on trulia.com and they have a photo of the house taken when it was last for sale.  I remember there was an elderly woman who lived there alone.  It was sold in '05 - according to Trulia, for 850k.

The more I think about it, the more laughable it is to have no photos.  And to post an old photo from it prior sale?  Worse than having nothing.  A sign of a bad realtor IMO.

Whenever I see a listing with no photos (or just an exterior photo), I assume that either the inside of the house is a wreck or that the current resident is difficult and won't allow it for some reason.  I never thought about the possibility of a lazy agent, but that makes sense.

Dang, at a 6% commission, 90 grand is a hellava thing to get lazy over.
Ms. Sharma also has a 1.2 million dollar single family home on her plate as well on 83rd Street.

Just because this house appears in her site it does not mean that she is the listing agent for it.

The prices for both houses is laughable.

The 1.2 mil dollar had several open houses--like the more open houses the sooner it will sell. Actually, the opposite is true the more open houses the likelier not to sell and have a price cut soon.

The 1.5 mil is 50% overpriced and they are obviously looking for suckers otherwise why would they waste our and their time with ridiculous pricing.

Also why should they post photos? They got all the advertising they need from this thread.

People do not buy because of realtor's efforts and photos but by interest and perceived value. If there is interest and value is justified then they will visit in person and make an offer.

This thread generated interest and value beyond any realtor's wildest dreams. The first thing a buyer will do is google the address and this thread comes up first page--no photos needed. The top brownstoner link was actually created by this thread. Here let me do that for you

Plus, I get to live here, and enjoy this great neighborhood.  I hope that house finds the right buyer, at that price. If I was looking, I would jump at the chance to buy one of these rare beauties.

You make it sound as increasing prices in JH is a law of nature and nobody is losing, but the only reason such houses are selling or trying to sell for big bucks is because the city became the playground/investment for the rich along with the free money and low rates for the fed. There are houses all over the country that cost a fraction of this one that put it to shame. The only reason it appreciated is location and circumstances.  And circumstances can change easily. There is not much value in itself.

Of course you and others in this thread feed the hype because you have vested interests...

I have seen for sale sign set up by Ms Sharma at several houses in Jackson Heights (lower 70 streets).  If you look at her exclusive listings at http://www.laffey.com/ysharma/Search/ysharma/My_Listings (by the way, the 1.2 million house is not on this list). She tends to post more photos when the price is reasonable. For overpriced properties, she doesn't make any effort. I think you are right, the seller and the realtor are looking for suckers.

Well, there are always suckers (one realtor in this thread mentioned that any price can sell). It is just a question for how long the realtor is able to find such person.

Another thing is that the realtor maybe use this property as a ploy to justify how other properties are cheap.   Maybe this is a ploy used by many realtors. Another local realtor lists his own home at Hawthorne court for 895000, which has stayed on his site forever. But I guess this overpriced property will help the selling of his other properties.
