A place on Diversity Plaza would be brilliant, lots of foot traffic and the city will be spending $3 million or so to improve it, with more possible down the road. If you get hooked into a pre-improvement lease you could do well when it becomes a gateway to JH.

We desperately need a place that serves brunch in the hood- huge market that is missing here!

1.serve brunch in addition to solid lunch dinner menu- consider having grab and go food in addition to sit down service
2. Make it really good, we know prices at most places on 37th ave aren't cheap so if u have good food you will have a buyer
3 we are dying for a place that we actually want to sit in to eat....,atmosphere is everything - it will set you apart from the standard neighborhood places- invest in good design at the beginning
4.the neighborhood is changing- reach for a new strategy for your business here- there are so many food options missing from the area that younger families and couples really want to see!

Of course you have to take what is available and what works for you but I would really like to see something on 37th Avenue. It's much more charming and neighborhood like than Northern. There are also "boutique" type stores on the Avenue that just makes a place like the one your looking to open more fertile. Look at Smith street in Brooklyn as an example. When there are other places of similar quality, it will bring a cohesive demographic willing to patronize your place. Northern has a less charm and a lot of traffic ( car traffic that is) that takes away from the places that exist there, even if there good. Best wishes!

There's a restaurant storefront for rent on northern between 81 and 82. It was previously Extasis hamburgers. Might be worth checkin out.

I noticed that there are two spaces available for rent on Diversity Plaza. I believe one was 700 sq. ft. and the other 1000 sq. ft. Both signs had a phone number on them, and noted that they would be ideal for a jewelry store or other shop. The signs did not mention the possibility to rent for a restaurant, however they did not say no restaurants. I would imagine there may be a possibility to get a permit for outdoor seating from the city here since both spots are right on Diversity Plaza. I think this would be a great location and I know some here disagree.

I unfortunately did not take down the phone number, however I would think the signs will still be in the windows.

Thanks for the heads-up, we had already scoped those locations out. The landlord doesn't want any food establishments there... go figure!

Following up on my last comment: the store on the southwest corner of 85th and 37th, directly across the street from La Nueva, is now a fabric store.  They haven't changed the signage from the 99 cent store signs yet but all the merchandise is now fabric rolls.  I am not sure why we needed another fabric store on that block.  There's already one right across 37th Ave.  I guess we didn't really need so many 99 cent stores either.

PicanterĂ­a El Austro, which i believe is the really odd small restaurant you're speaking of, is excellent. good, hearty lunch specials ... their snapper is yummy!

Tibetan Mobile and the middle space is for rent now. The rear is a tibetan restaurant. I think it could be a great space. I think the combined rent is like 7 or 8k


As for Delhi Palace... the rent has got to be huge, it's such a big space.
