THe JHL blog has  a history of not banning bullies or those who don't follow rules.  I basically stopped posting for about a year because a coward/bully ( hiding behind their computer)  started  attacking posters and we lost a lot of good posters because of this person.  Once again some people should be banned.  It is OK to agree to disagree  but politics can be less ugly than this blog is at times.

What is the current standard broker commission for selling a cooperative?  I know historically  6% is a good estimate but everything is negotiable.

My comment is not about the food.

My concern is that there is now a "space for rent" in the front of the restaurant, which I doubt would be viewed as legal by the department of buildings.  Why there needs to be a mini-store in a storefront, other than as a source of revenue, is beyond me.  It will further degrade our commercial strip with more "businesses" hawking items on our streets.  We already have enough of this.

Why can't our merchants (and the property owners) aim higher than this?  If the rent is too high then they should find another location, rather than relying on creating an illegal storefront in their restaurant to supplement their revenue. 

Personally, I vote with my dollar.  Perhaps some patrons can express their concerns about this business practice to the owner.  Again, this is attitude and approach by our merchants is very disheartening for our commercial district.  We need them to aim higher in Jackson Heights.

The Kitchen at Legends has been open about a week and it is great.  For now only Wed - Sun but they are also serving lunch and are expecting to expand their days once they get settled in.  Customers have been really happy with their food and and it is a big improvement over Alchemy and the prior kitchen.  Shell steaks, burgers, sizzling fajitas, quesidillas, fish tacos, salads etc.  The gentleman leasing the kitchen has three restaurants in Manhattan and knows how to run a restaurant!

Should re-open  on or about November 5th with a possible soft opening this Thursday.  Neighborhood guy with several Manhattan eateries will be running the restaurant at Legends.  Look for a place with bar food and a Tex/Mex  menu.  Details still being worked out.

I don't walk by this garage too often but someone who I know is looking to buy an apartment close to 82nd and 35th and  wanted to know the daily and monthly parking costs for an SUV in this garage.  I believe SUV's were slightly higher and the sales tax was a little more than 10%.  Any info would be appreciated since I'm not in the city this week and I told my friend I would try to find out for him this week.  Thanks.

I think Alchemy is in trouble.  They were closed unexpectedly today and won't reopen until Friday.  A similar occurrence happened last week.  Potential customers who came in tonight and were told they were closed may never come back.   Staffing is one issue but business is  also very slow as of late and they need a better business plan.

I have been a regular customer of Legends for many years and are friends with many people  there and most customers who sit at the bar would love to have a sandwich or burger not a 1/2 lb. of meat.   Their menu needs some improvement to capture the people who are already inside and they need some signs or marketing to get people from outside to come inside.  I  like their food but I don't see them making it with their current business plan.  I hope I am wrong.

The flicker link that is attached to this link is awesome.  I used to live in Dunnolly and the seating was great to read or talk with friends/neighbors.  I know there is no correct answer but the use of the gardens for peaceful quiet time or for kids frolicking is a great debate.  Personally I like them for reading, reflecting or meditation.

Italian Farms closed because, as Jimmy Mc Millan says, the rent is too damn high.  I don't know how a frozen yogurt place will do enough business to make it if Italian Farms could not.

I was thinking the same thing.  A frozen yogurt business has to have an incredibly uneven cash flow.  How much business can they do from November - March compared to the rest of the year?

I saw that Justmade4u is for sale after only 1 1/2 years.  I have to be honest I never ate there.  The price is $240,000 and they supposedly have a "reasonable" 8 1/2 years left on their lease.   The owners are evidently relocating.  The price seems very high to me unless the lease deal is fantastic.  You could probably open a similar store in a vacant storefront  with just the equipment costs and no purchase price. I would never open a business unless I knew I could last for few years.  The start-up costs  and personal investment are too much. Although sometimes re-locations are not planned but a necessity if a family member is sick or a spouse has a job opportunity or transfer.
