I've been expecting Superfresh to close.  I visited at least 10 times since they opened.   On each visit, there were more employees then customers and this is not an exaggeration.  The last visit was this past Sunday.

Fresh cranberries are $2.49 at Food Dynasty & Growing Farm.  Several weeks ago they were on sale at Food Dynasty 3 for $5.00.   Kim's has the lowest price.

I noticed a legal notice on the door of the restaurant that never opened called Swim Two Birds located at
7605 37th Ave.  It was scheduled to open in 2016.  The legal notice is from the landlord seeking $269,000 in back rent.  I didn't have a camera so I could not post the notice.  Its a combination of a legal notice demanding payment and eviction.  I'm not certain when it was posted but I noticed it yesterday afternoon.

I remember the owner Stuart was very sincere about opening and he did spend a significant sum of money renovating but was faced with many issues from NYC, the landlord and possibly the Liquor Authority.  I don't remember all the details.  There was a lot of excitement about this restaurant opening.  Sadly, it never happened.

itsit:   I see Suzanne Knobel entering the Center often.  Stop by and have a chat and see what the future plans are for the Center.   There was an article in one of the local online newspapers written by Councilman Dromm in January praising Steven for his contribution for the community.  Do a search and see if you can find the article.

I had a conversation many years ago (10+) with the late Steve Knobel, President of the JCC, regarding the future of the Center based on dwindling membership and rising expenses.   Steve felt it would be in the best interest of Jackson Heights if the Center was purchased by the City for the purpose of a Community Center.  A house would be purchased in the neighborhood that would be converted to a smaller JCC.  This would be in the best interest of the JCC financially. 

I'm passing on this information since there is a future possibility of this happening.

Years ago there was a piano in front of the Post Office and it got a lot of use.  It was most likely placed there by this organization.

The real estate taxes at the Delano Condo are high.  The taxes for this 1 BR is $415 month or $4,980.00 a year.  A similar 1 BR unit at the Colton Condo is $331 a month or $3982 a year.  A similar 1 BR unit at Andrew Jackson Condo is $281 month or $3,372 a year.   

I'm certain attempts were made to lower taxes without success. 

Colton Condo has the lowest real estate taxes and the highest prices.   

I doubt if anyone can answer your question, "how the property tax is determined."

A similar 1 BR at Washington Plaza on the 4th floor (E44) closed on March 4 for $505,000.  I would be concerned  purchasing any apartment at WP facing 73rd St.  I've read many messages over the years about the high level of noise on this street.  One of the messages was from a resident at WP that faced 73rd St.   A former coop owner (not WP) on 73rd St moved because they could no longer tolerate the noise.

Minimal4me:  The building I was referring to is the Carlton House at 3441 85th St.  The Board established the "No Dog" policy about 15 years ago.

You didn't get a response to your first posting on January 13 for this studio because there are 26 "NO FEE" studios available (street easy) in Astoria for $1500 and below.  Jackson Heights has 13 "NO FEE" studios for $1500 and below.
