I love it when I see one of the Tudors for sale! This one last sold in 2019 for $822k, per the history tab. It's obviously gone through an extensive (and tasteful) renovation.

I wonder what the description means by 2 units, though? Did they turn the 1 family into a 2 family? The photos give no hints at two kitchens or anything like that.

While getting my hair colored at 82nd and Northern, I learned the next door shop being renovated now will be a laundromat sharing space with a Cannelle takeout! Yay for a closer Cannelle's.

I walk by this house every day. Last year there was a fire and the lady who owned it was luckily unharmed by the fire, but I heard she died this year of unrelated causes. She had lived there alone. Well, now the lovely Tudor is on the market, listed by Remax:

I was in to get my hair colored today, the salon is moving this weekend - because the post office across the street is moving into their current space. The post office is moving, because that's the building on 37th Ave and 85th Street that's building up five stories. I guess that plan got approved finally. All the stores in that building are losing their leases.

Anyway, Shear Success is combining with Esperanza Salon at 82nd and Northern.

If anyone is looking for salon furnishings, the whole salon at Shear Success is up for sale - including 2 manicure stations, 2 sink stations, 6 chairs and mirrors (with storage cubbies on the sides), a custom color station, and more. Verizon is coming to hook up FIOS. Eight years ago, I would have been pretty excited, but we cut the cable cord a while back and haven't missed a thing — so, *shrug*. They say it will be faster, but I haven't noticed speed issues in the current set up.

My #1 concern is for my WALLS. Does anyone already have FIOS? If so, how intrusive is the wiring and the equipment? After renovating, it would pain me to add any mess running along the baseboards.

#2 Apparently we need to replace our landline with a wireless model. Has anyone done this? What model did you get, if you don't mind sharing? My only experience with cordless phones is from 2003 when I could hear my downstairs neighbor's every call. Has quality improved since then?

Does anyone know what's coming to the empty storefronts outside the 7 stop on 82nd? It looks like four empty lots in a row. I asked one of the construction workers but he didn't know.

Anyone else inherit appliances that they hate? I found this interesting:

You can change the color for a few $100s by hiring it out to an auto-body service that handles custom vinyl - the kind they use to put photos on cars and motorcycles.

Could be a fun way to change existing appliances that are difficult to swap out b/c they need to be a certain size.

I got a Zillow alert that a 2BR/1BA near us just sold for $570,000.

I'd been following it and a few others that are similar to ours. Like this one that closed for $568,500 in March:

At first I did a double-take, thinking maybe I'd saved one with two bathrooms or a terrace or something, but no, they are 2BR/1BAs. What they do all have in common are renovated baths and kitchens with pro stainless steel appliances and stone countertops. Nicely staged and photographed.

When we bought 3 years ago, I expected the homes in the area to increase, and of course I'm happy to see them increasing in value. But is anyone surprised at how fast it's moving?

When we bought, most 2BR/1BAs were about $320-$350k.

It took about 10 years in Carroll Gardens before we saw the same increase that it's taken 3 years to see here.

Are we in another bubble?
