Does anyone know anywhere in the neighborhood to donate compost midweek? We have missed the Greenmarket and the Saturday JHBG options the past few weeks and have a freezer that is bursting with compost...any advice would be much appreciated!

Got it. Thanks for the replies, all! Sounds like Zelle might just be a dead end for me since I have USAA, but not everyone in the building. LJR I would be curious to learn more about your actual payment process...presumably not everyone in your building has HSBC so how do you actually make maintenance payments each month? And Shallot, how do you actually set up an ACH transfer? I've been poking around the USAA website and it seems like online bill pay might work if we set up the co-op as a payee...is that what you did?

Hi neighbors,

I'm the new treasurer at one of the many co-ops in the neighborhood. We are a self-managed building, and we've always done things old-school, with paper maintenance checks each month. I'm hoping to give our residents the option to pay their maintenance electronically. Has anyone at a self-managed building set this up successfully? The roadblock I've encountered is that Zelle, which is the app that powers most inter-bank transactions (as I understand it) has a $1000 daily transaction limit. That's less than some of our units pay in maintenance, so it seems like a no-go. I'm looking for a workaround and would love any advice!

Does anyone know anything about the assistant principal position at PS 69? A friend just let me know that they are hiring an assistant principal (http://schools.nyc.gov/NR/rdonlyres/9B5724B8-9C67-43A6-A129-247001AB7353/0/APPostings81617.pdf), and I am curious if any parents know what's going on. Thanks!

Well this thread took an interesting turn! I'm glad it ultimately circled back to the factors people prioritize when looking for apartments. For us, having lots of natural light, space, and character in a great location at a reasonable price were the deciding factors, which is why we chose the Colonials. Fortunately, we are both young to be able to get our groceries (and daughter) up the five flights without much trouble, though I recognize that is a challenge for many. Thanks to everyone for chiming in.

Oh and Eddie, each of the six buildings in the Colonials is independently managed so the presence or amount of a reserve would depend on the building.

Hot2015, check out the 2 bed/1 bath co-ops currently listed in the neighborhood on Streeteasy: http://streeteasy.com/coops/jackson-heights/beds:2%7Cbaths%3E=1. They go as high as $815k in the Chateau, and there are several others asking $650k or more.

I agree with Dodger that it all comes down to personal preference and I am glad that our neighborhood has so many different options depending on what you're looking for.

Thanks for chiming in, everyone! My theories were along the lines of what Cliffjumper suggested. We don't have the alluring gardens of many of the buildings in the historic district, and the lack of elevator could be a turnoff. I was also wondering if being zoned for 212 as opposed to 69 might be a flag for some couples with young kids. I hadn't actually considered the noise issue with the school abutting our back yard, though I can imagine this would be frustrating for anyone who worked from home. I was also wondering if the fact that the buildings are individually managed (as Dodger mentioned) might be a concern for some people. When we do have an assessment, I'm guessing the cost per apartment is higher since there are only 10 units per building.

That said, we pay pretty close attention to the listings in the neighborhood and are shocked that the 2 bed/1baths going up for sale now are often priced at a 50% or greater premium compared to what similar units in the Colonials go for. We don't have a flip tax and maintenance in our building is right in line with others on a per-square-foot-basis. Our building, while more than a century old, is in great shape, and as others have mentioned we love the layout of our apartment. I guess I better check out some of the open houses this weekend to see for myself how all these new listings compare!

Anyone have theories as to why The Colonials (82nd between 34th and 35th) tend to be so affordable compared to other co-op buildings in the historic district? Full disclosure: I live in one of the buildings and have been curious about this ever since we moved here in 2015. I've got some theories but am curious to hear what others think.

Hi everyone,

My wife and I moved to JH a few months ago and are finally feeling settled. We're thinking about putting a window seat in our apartment for a little extra storage/charm. We're considering doing it ourselves, but we are also curious about how much it would cost to hire a contractor. The space is 9.5 feet wide (see attached photos). If anyone has a rough sense of how much it might cost to hire someone and/or recommendations for a good contractor, we would be very appreciative. Thanks very much!
