1800 for a 2-bedroom. I'm not that current but not a terrible price for a new place. Also, interesting how they list it as Elmhurst. It's an asian realty, so maybe their clientele is looking for Elmhurst.

The top two floors have always been rental units and the lower four condos.

As far as I can see, they still have both apartments and condos available for rent/purchase.

Wow, is that listing ever schizophrenic.  It is listed as Elmhurst, but then says it's located in Prime Jackson Heights.  The title reads 2 bedroom but the body says "Gorgeous One Bedroom."  What are you really getting for $1,800?

Yes, looks like they changed the title since the time I posted.  It originally said 2 bedroom in the title, and now the title matches the body of the ad (1 bedroom).  I think $1800 is around the going rate for a decent-sized one bedroom in the historic district.  I suspect these units are smaller than in the usual pre-war buildings, but they are brand new, so that's how they justify asking $1800.

Madalyn - I wasn't aware there had always been rentals in this building.  Good to know.

Good point.  Well, in any case, now we know what the asking price is for a one bedroom rental in that building.

yea doesnt seem unreasonable... also the location has an old manhattan/east village type feel with all those stores at your doorstop.

The other thread about the rental for this building inspired me to look into the building and found out the correct name for this building should be Yin Hu tower (not as Vin Chu tower as mentioned in the other thread http://www.jacksonheightslife.com/community/index.php?topic=8373.0).

 For about 27 condo Units (floor 2 to floor 4), six units has already been sold since Oct 2014. See the attached for the sale history. found from the the public record. The sales for the apartment for this building seem to be doing OK.

I don't care who buys those. My problems is that they do not pay taxes. Property taxes in NYC is a joke. Foreigners buy them because it costs them nothing to keep them. The more places are bought by foreigners the less income for the city. The only people who make money are developers and agents. MAKE THEM PAY! because if they don't you know who will foot the bill-us.

How do you know they don't pay taxes?

Since we're resurrecting this zombie thread, I noticed something in the first post, bolded it:

Open house today and with a lot of visitors.  All apartments on the second floor were open today for public inspection.  My impression; small rooms, few closets, low ceilings, kitchens in every living room, too many bathrooms, stone tiled living room floors, horribly placed over sized circuit breaker boxes, thin plasterboard walls, tacky public area light fixtures, zero charm.  Old world from the outside, thoughtless construction on the inside.  I'll pass.

That's a huge red flag for over-occupancy if I ever saw it. Or I don't know what I'm talking about, that's also possible. :)

It's my guess that jhnyc thinks that the buyers are mostly foreign investors who will not live in nyc and so there is no need for them to pay individual income tax (federal, state and city). Of course, these investors will have to pay property tax, which is very low.

I don't think building is too different from other NEW constructions building in this area or in the hot Long Island City.  The only aim of these new construction buildings  is to put as many people in tiny space. However, I don't think there is over-occupancy problem as defined by the state law.

in October, we moved a block away from the Yin Hu and during our evening strolls to get pastels or make groceries, we look to try and see which units are occupied.  The 5th and 6th floor rentals seem to be alot more lit up than the sales floors below.  Anyone know anything about it?

Although in the case of this building, the perks are likely few.
