It's outside the Historic District, but I highly recommend the Washington Plaza (73-12 35th Ave.), which is a beautiful and well-run building.  I lived there several years ago.  Unfortunately, I don't remember how to contact the management company, but you can ask at the kiosk in the front of the building (or at the office on 74th Street).

Unfortunately they don't allow dogs I am told.

I have known Marlene Flores at JH for about a little less than a year.  She has shown me about 5 co-ops in the neighborhood.  I have always found her to be honest and knowledgeable about the apartments.  She is not shy and is definitely outspoken.  Maybe you are not used to that degree of honesty.

Welcome to the board JHer!  Love the name too!

(I say welcome because it says you just joined our online community 15 minutes ago, but you found a great place to post right away!   :police:)

Abolutely Faboo to have a new face here.  Even if its not the majority opinion ... after all, boards are for discourse.  (Odd though, some folks forget that and think PMS are ...)

LOL PMS are Private Messages, by the way.  I realize that as a new member, you might not know that, and think it was the other meaning of the initials.  Sorry for any confusion!   :D

greetings all,
am new to this site, but born and raised in the neighborhood.  recently looked at listings to buy and had a perfectly professional experience with marlene/jhlandmark.  just my two cents.

I also just joined, and probably for the same reason. I'm not someone who typically posts to message boards simply because I don't often feel the need to contribute to the conversation. (As they say, when you're satisfied you tell your friends, but when you're not you tell the world.) It is unfortunate that others had a poor experience with a particular agent, formerly of JH Landmark.  As I know nothing of their particular experience, I can only speak of mine. We were shown multiple listings in multiple buildings. I found our agent to be organized and knowledgeable. She avoided wasting our time and the seller's time as much as possible. She was always honest and straightforward and never sugarcoated anything. (This turned out to be quite useful in making decisions and there were rarely surprises.) Her listings were always nice and she knows the neighborhood very well. When offers were made on her properties, she did everything she could to speed the process along. She made a sincere effort to explain the entire situation, answer every question, arrange additional showings of listings, and she continued sending new listings that became available in the target price range. Unfortunately, it so far hasn't worked out for us to buy one of her listings, but we would have (on two separate occasions) were it not for circumstances wholly unrelated to our agent. She is a vivacious, outspoken human being who has tried to do the very best she can for us. As always, experiences vary.

Yes, my attention and likely others' was brought to this thread, though I'm not sure why that's suspicious. (I, too, would hope that my happy clients would speak up, but that requires that they know where their comments would provide the most well-rounded perspective.) As my experience was different than those posted before, it seemed only right to share it.

I should say that I was mistaken about her leaving JH Landmark.

I'm with you JD.  I don't mind anyone having friends support them BUT this smacks more of a "paid political announcement".  Nothing random about it.

I don't think there's a realtor out there who doesn't have both supporters and people who were dissatisfied with their service.  That's life.  I think I would have rather just had the person who felt unjustly maligned say that.  And say they had references from people who were happy and anyone interested could PM them and get those references.

To paraphrase Shakespeare: "Me thinks you doth protest too much."
First, do no harm.

Please don't say PM ... I can't tell you how many I've received over the past week for one source ... its enough to spin one's head.

But yes JD, Buddy, while it is very interesting about the fact that three posts all came out, we must give the benefit of the doubt ...

after all ... its entirely possible that all 3 came out ...
in rapid succession ...
all from new members ...
some only 5 minutes after joining ...
one right after the other ...
(you would think if someone was asking friends to support him or her, some would logged on the same time).

So I guess its POSSIBLE that this support is genuine, and we should allow for that possibility.

I am curious though, on a side topic if I may ... Wendy (welcome to board by the way) ... you mention in your first post:

and then in your response to JD:

Don't you mean "HER CLIENTS?"  Unless you are a real estate agent as well, and comparting situations, which is understandable.  (Well, except then I suppose you wouldn't have needed a realtor to help you find listings in the first place ...)

That's interesting, because a friend of mine had a distinctly unprofessional experience with the same, resulting in a myriad of phone calls and emails even after it was expressed that there was no desire to discuss the matter further. Sometimes pressure just results in negative opinions being reinforced, rather than just fading away. In a professional relationship, you should not make someone feel harassed.

I am a proud new owner of an apartment in the Greystones. I had looked in Dunolly Gardens, and some other Co-op apartment buildings. I had looked at a previous apartment with an agent from MCP properties who really tried to pressure me by saying that he had someone coming next who said they wanted to buy asap. I basically told him that the apartment was not for me and left. After looking around I replied to a Craigslist posting for the apartment I bought. I can honestly say that the the broker made me feel relaxed and didn't pressure me at all. The guy was honest and had told me that the apartment was on the market for a while and that I should make an offer. He outright told me why people didn't want the apartment (5th floor walkup, apartment in need of overhaul.)

Jon Fisher of Douglass Elliman lives in the neighborhood, recommended a great lawyer, and also recommended the Contractor and Electrician who are in the process of fixing up the apartment. Jon worked hard to put together my co-op application and was savvy enough to know what was wrong and what I needed to change. Even though buying an apartment and renovating has been stressful and tough - I can't begin to think of what I would have done without his advice.

It's quite easy to see people who violate site guidelines and create multiple accounts by looking at the site logs - that's not happening here currently. However, if it does - all individuals involved will be banned. :police:

I have no reason to suspect foul play, but want to remind all participants how important it is to choose one's words carefully, both online and offline. We live in the 21st century now, and treating each other with respect is very important - for everyone (business owners and individuals alike). Interactions in the real world often find their way online and have an impact, and interactions online often influence the offline.
