Looking to buy Co-op in Jackson heights
« on: August 22, 2010, 12:46:06 PM »
Hey Everyone-

I am looking to buy a co-op in Jackson Heights. I am familiar with the area but was wondering if anyone had suggestions as what buildings are a good place to buy in. I have no pets so that is not a problem with me.

Thanks!

Welcome to the neighborhood-  Lots of great buildings to check out-- I would just get with a few realtors and check out what's available.  Then if you have more specific questions you can check back.  Some have garages, some don't, some have gardens, some don't, some are gorgeous pre war, some are spacious post war.  When we bought last year, we began checking out places, and then narrowed it down once we found what we liked.  Again, there are many reputable clean buildings to check out-- in my opinion, too many to put in a list.  Have fun with the search.

It all depends on what matters to you, i.e. space, location, price, garden, walk-up vs. elevator, being able to say you live in "x" or "y" building. There is a wide range to choose from. Try to get a feel for the different blocks and different buildings. Each is unique and has a distinct vibe. Nothing beats walking around, and going to open houses, if at minimum, to see what the buildings are like from the inside. Don't just focus on the apt that is being shown. Walk around during the day and at night, weekday and weekend. You can keep an inventory of potential favorite buildings and slowly narrow in on a couple.

I would say keep in mind that you are buying a unit and buying into a building. Ideally you find a combination that works for you. However, you might have to make some tradeoffs, on one or the other. It all depends on what are you are looking for in a unit/building, how quickly you want to buy, and what is available for sale. Some marquee buildings might not have units that make sense for you, others might not have anything available for sale. Lesser known buildings might provide good value.

It is a great time to buy given where mortgage rates are today. It continues to be a buyers market (lots of inventory has been sitting on the mkt), so you can take your time to find the right place for you. Be proactive in thinking about what matters to you and don't just react to what you see listed on NYT or Craigslist.

We moved from Prospect Heights about 3.5 years ago and I can hope to give you some insights:

-We live in the Chateau block, which has a fabulous garden but kids are a little stifled back there.  Lots of rules and Garden matriarchs who dislike children messing with the well-maintained shrubbery, and aren't afraid to let them know!  I happen to side with the matriarchs.
-As with any co-op, be absolutely sure that you can get along nicely with you neighbors.  I've owned a condo and a co-op, and there are ups and downs to both but with the co-op you get a real sense of well-being, common interest, and an almost family-like co-existence.
-I've wandered around Forest Hills and can't complain.  Very built up commercially, not as much character as JH, in my opinion.  But case in point, I'm bringing my daughter over to the Barnes and Noble there this weekend to get more Madeline books.  Can't do that round here, cause there ain't one bookstore unless you count our fine library.

Forest Hills has a lot of good things going for it, and you might even prefer it to JH (depending on what you're looking for) but it's further away from Manhattan. Yes there are express stops, but the trains tend to run local on weekends and late night.

Thanks Rumble Imp.

The vegetable lasanga comment was too funny, Contessa. I am actually familiar with both neighborhoods, I grew up in Briarwood near Forest Hills and alot of my family lived in the 90's streets of Jackson Heights. However, it's been awhile since I have visited Jackson Heights as most of my family has moved out.

I guess mine is more a quiestion of safety. I am a single woman and will live alone so I just wanted people's opinions on the safety of JH. I am aware of the problems Roosevelt Ave has but I also know it's not as bad as people think.

Thanks all!

I am moving and am selling my co-op. It is in The Belvedere. One of the Historic District's most desired buildings.
It is a large 1B, with many updates, and unique open loft-like floor plan.
The building is well maintained, has strong financials, has new garden & elevators, ping pong and party room, laundry, and low maintenance.

Check out my listing at:

Thanks!
