Bathroom Renovation

My wife and I are in contract on a landmark coop and we will want to do renovations after we close. One contractor suggested that we renovate the bathroom cosmetically by placing new tiles and sheetrock on the tiles and walls already in place. Others have suggested gutting the room. Any thoughts on cosmetic v. gutting?

One major problem is that applying tiles on top of tiles or sheet rock on top of tiles (especially older tiles) is that you will always run the risk of premature problems arising.  It's obviously cheaper and less work for your contractor to take a short-cut, but in the long run, when you are dealing with a bathroom that is 15+ years old, you should seriously consider gutting down the bathroom to the studs. 

In some cases, I will say that some bathrooms have had such good work done, you really do not need to do much more than regrouting the tiles and sprucing up the place.

rhydewithdis is right, this is not a shortcut you want to take. the idea of putting tiles on thin sheetrock in a bathroom is not a good one -- you will encounter problems. in fact, many decent contractors prefer demolishing the old tiles. You also lose inches from your bathroom when you pile layers of tiles over layers of tiles.

the gut renovation i did on my bathroom included replacing old drain pipes below the tub that often made a shower seem like a bath as well as adding new valves behind the sink and the toilet. i think gutting was worth it.
