I moved from the Carlton House 4 years ago but only sold two years ago (long story). I gave two reasons why I liked ATM. Geri gave no reasons why she disliked ATM which is reckless and irresponsible. This is also slanderous. No, I don't know the owner. Think before you post.
The sponsor is selling rental units that are not covered by Rent Stabilization. Those who decided not to purchased when building was converted are protected. When I lived in the building, the Board was after the Sponsor to sell. At the time, the Sponsor owned about 44% of the units.
I heard about the bed bug problem. Other problems were vandalized cars in garage and 3 apartment break ins from the fire escapes that didn't have window gates. The main negative with the Carlton House is the very high maintenance. I know someone with a two bedroom (1 bath) thats paying $1145 and one other who has a large one bedroom with a maint of $945 but since she only purchased for $55K is not complaining. I left because of location (much too far from 74th St Station) and high maint. I'm now much closer to the train station with a larger unit paying a very reasonable maint. Carlton House has a 10% flip tax another negative for those selling but the garage is a postive which is what attract many buyers. Last I heard it was $105 a month for owners (more for outsiders).
The only contact I had with ATM was the clerical people when I delivered the monthly check and many emails that received a quick response. I never had any contact with Management.
I was told that ATM charges less than other Managing Agents. I know that the Greenbrier (28 unit building) is using ATM and is paying $450 a month for back room services (versus full). They were paying $1000 for the same service by a previous Managing Agent. Obviously, they have no complaints with ATM.
When it comes to Managing Agents they all start out being very good and eventually slip. When this happens, it's time for a change. I was satisfied with the Staff at the Carlton House.
