If I were looking to move...to buy for less money...I would consider the Grand Concourse in the Bronx.

Those art deco apartments were built to be fancy and huge...and still are more or less...

Plus only 15 minutes to midtown Manhattan from there (D train 24 hour express plus 4 and B etc) ... and LESS THAN HALF the price of apartments in Jackson Heights...which is much how Jackson Heights was priced (compared to Brooklyn) about 5/6 years ago.

Here's an example...definitely less that half the price here in Jackson Hts.

A couple of days ago (in this topic, I think, or the Washington Plaza one), I made three posts in a row replying to people, and now I don't see them. But I think at least one post I was responding to is gone, too. Maybe that's because of the server issue?

Too bad—I had a lot to say!  ;D  I hope they weren't deleted for some reason.

One was a question for Lilybell about the difference in prices at Washington Plaza for renovated vs. unrenovated units. I asked if it was actually possible to buy an unrenovated unit. If I were going to buy, that's what I'd want.

I've wondered about the Grand Concourse. I have seen photos of some fantastic Art Deco buildings there. I'm surprised about the 15 minutes to midtown—have you made the trip?

I'm pretty sure my next move isn't going to be here in the city, but I love browsing real estate listings, so I'll browse up there. I like to look on Trulia because they have that Crime Risk graphic. But it's funny, I never looked at that graphic for my own building! It's higher here than I thought it was.  ???

Hi Simka, I don't think it's possible to buy a vacant unit that's unrenovated - it would have a rent-stabilized tenant. I guess you could ask the owner if she'd be willing to not do a gut-reno in one of the units but I am 99% sure she'd say no. And you would no longer be eligible for the insider discount if you didn't buy your own unit.

20 mins 7th  Ave stop to 161st stop in the Bronx by D train. Kinda the same as the E train to 7th Ave from Jackson Heights ...when it is running express...

Looks like the definition of 2-bedroom is getting stretched a bit more than usual.  This junior-4, which has a 7x7 foot eat-in area off the galley kitchen, is being categorized as 2-bedrooms (that 7x7' room is being considered a bedroom) in the Streeteasy listing.  In the description itself, the apartment is called a junior 4.

if they could legally call foyers a 3rd bedroom they probably would.

You'd be better off splitting the bedroom into two 11'6" x 9'1" bedrooms instead of using a dining nook (not even a dining room) as a bedroom.

Eddie & Shelby:  I have the identical apartment at the Berkeley but not 35 Ave.  I measured it twice soon after moving in using an electronic tape and it's 865 SF.  Its strictly a one bedroom 3 1/2 room apartment which can't be converted into a 2 BR.  I'll be following very closely both units (B67 & B47) which are listed for $499K & $515K.  The best value at the Berkeley is the fabulous 1 BR unit at the Berkeley 77th Street on the 5th floor for $415K which is well priced.  I was in this unit soon after the late owner renovated and moved in.  Absolutely awesome.

One reason that apt might not be priced as high -- other than the fact the others are likely overpriced -- is that it can't easily be turned into a 2BR with a flex room.

Total BS! It has to be at least 8x8 in order to be legally called a bedroom in NYC. I guess that's why they are saying it's a "flex" 2-br.

So, I was in Brooklyn today.

I see that prices in Jackson Heights for apartments are now kinda similar to desirable parts of mid-Brooklyn.  Kensington/Windsor Tce/ Bushwick/Crown Heights.

To me, that says it all as to where Jackson Heights currently sits in the NY real estate spectrum...
