There's not much you can do *after* the fact to get an appraiser to change their appraisal. Though if there were substantial mistakes made, for example if square footage was way off, you can definitely appeal to the appraiser. In cases like yours very often the seller and buyer will meet in the middle, splitting the difference. The buyer really wants the place and the seller usually is moving or buying something else and won't want to have to start again with a new buyer.

Our appraisal rebuttal was rejected, and the seller came down a tiny bit (half of what we'd hoped for). We decided to move ahead regardless, because it's still less than what we were willing to pay for an apartment, and we really, really, like the building.

Board package going in this week; we're ready to start another round of nail-biting.

Shelby, good eye. This was an awesome lead for someone looking for a one bedroom right now that with a little help could look beautiful. Looks like it sold for $230k.

That really does seem like a great opportunity. When you look at some of the renovated apartments in that co-op, this apartment could be great looking with a little bit of work and that's a really low price.

that unit has a tenant... which makes the price rather ridiculous. 200k for a unit you cant even live in?

There is no way you could buy 1BR for 200k in Dunolly. Or probably anywhere else in Historic District.

Are you just assuming that unit has a tenant, or you are in the know because you know the building?  The ad doesn't mention anything about a tenant.  I agree it sounds too good to be true, so maybe there is something wrong with it (like it's occupied by a tenant), but if that's the case, the realtors are deliberately leaving that info out of the listing.  http://www.mlsli.com/homes-for-sale/78-11-35th-Ave-Jackson-Heights-NY-11372-161666993

Anyone gets to say if they think an asking price or sales price is overpriced. It's an opinion. It's just that some opinions are better informed than others.
