Moving to The Saxony Towers
« on: June 14, 2008, 06:42:29 PM »
Hello everyone! i will be moving to JH very shortly and i thought this would be a great community place.  this is my first apt. I am of puerto rican decent and i love the neighborhood so far from what ive seen. This being my first purchase i just wanted to know what you guys thought about the Saxony Towers? I purchased a top-floor bright and sunny decently renovated 750sq feet JR4 for about 185k. is this a good deal? how does it compare to similiar listings or apts.

I don't know the Saxony Towers, but it sounds like you found a nice apartment at a good price.  Welcome to the neighborhood.   :)

You might be able to see prices for recent sales in your building on www.propertyshark.com .

Of course, this won't tell you certain pertinent details about the apartments - such as if they are renovated and how well, or the exact size.  In my building there are several different kinds of layouts for one-bedrooms and one layout is easily 100 sq ft larger than the others.

Welcome to the neighborhood!

It sounds like you got a good deal, but you need to compare with other apartments in your building/location.
Prices can vary by more than $100k for the same square footage.  Maintenance payments also factor in.

You can now search for comparibles in you building at the NY Times real estate section.
http://realestate.nytimes.com/comparables/

Another option is ACRIS.  http://home2.nyc.gov/html/dof/html/jump/acris.shtml

I live next door to Saxony Towers.  The buildings are well maintained.  Good Super/porters there.  Pretty gardens and they have a little enclosed play area as part of their complex.  Plus Parking under a couple of the buildings.  Nice.

Welcome Boricua!  Saxony Towers, best bang for the buck.  Clean and affordable and at 185k you are well ahead of the curve! Walk around since all the homes are beautifully manicured at this time.  You will be moving to one of most underated areas in the city.

eddie, there are parking garages under both Saxony Towers and Saxony Heights (their sister building).  Ask your Super about available space at both buildings since both Supers know each other.  Spots turn up all the time in my building's garage (Saxony Heights bet. 86/87).  You won't be waiting for long if you let both Supers know you're looking for a spot.
