Restaurants & Food / Re: Aroma Brazil- new restaurant

Great addition to our neighborhood!!

I went to there last Sunday for lunch.  The buffet/salad bar and dessert selections were smaller than the similar place in Astoria where I used to go, but they were fresh and well prepared.  For BBQ, I had sirloin, skirt steak, and short ribs.  They were all good and sirloin was my favorite.  :-*  Definitely, I will go back there.

I used to live near the Kaufman Studio in Astoria.
Personally, I miss Applebee's and UNO's happy hour deal and unlimited soup/salad lunch special.
I prefer these chains over Popeye's, Barger King, McDonald and so on.  :-*

The east side of buildings on 74th Street between 35th & 37th Ave., they have several underground parkings.
When I asked the price last year, I was offered around $280/m.
I decided to park on street. =)

Ok Ok, no ASPCA.
It seems the best bet is taking her to a vet hoping she has micro-chip.
I'm wondering where she is today.

Wow, we have a lot of witness!! Thanks all!!
Then, my question is how long is the cat around here?

When I was looking for a co-op in JH last summer,
the site on 75th@34th was already in process of construction.
So, is she on the street over a year at least?
Is she begging food for that long and spend the freezing NY winter alone?
I feel so bad...
If my husband had no allergies with cats, she could be mine...

I think one of the reason nobody take her home is she looks like a domestic but not feral cat.
She has nice hair and is friendly even though she gets a little bit angry when she is hungry.   ::)

I will try catching her next time when I met her and taking her to ASPC.
Or maybe we need a help from NYC Feral Cat Initiative before something happen that dssji is ah... implying.

BTW, it's a nice picture, wooden_solider.
She is cute but somehow in picture she looks wild!

I hope I or somebody catch her and take her to a vet for checking micro-chip.
Things are she is super friendly but she does not like be held by...

That's very nice of you feeding the cat.
She seemed hungry so I also fed her last night.
I couldn't find her this morning.
It seems she has a pattern: She stays at one particular building for a while and once she got food she moves to another building. Mysterious cat!
I hope her owner find her or she find a new home soon.

Pets and Animals / Missing Cat?
« on: July 26, 2014, 08:52:45 PM »
Hi neighbors,

Do you know anybody who is looking for a missing cat in Jackson Heights?
A sweet cat is wondering around my building on 73rd street bet. 35th and 37th Ave since yesterday.  She, I think, has grayish hair with white sox.
My neighbor told me a nice lady tried to take the cat to her home but it refused.  So, the cat is still on the street.
If you know somebody who are looking for a missing cat, please let them know.
FYI, here is the picture:

« on: May 21, 2014, 04:55:09 PM »
Ok Guys,

I dropped by Blink today and I'll share what I learned.

1) They will open September

2) If you sign up and pay $1 today, you save the start up fee of
  a) $99 for Blue membership (Access to all locations expect Noho)
  b) $49 Gray membership (Single club access)

3) Their monthly fee is $20 for Blue (12 month agreement), $15 for Gray (No term agreement)

4) Annual fee is $39 for Blue, $29 for Gray

I with they are a little bit closer to my home, at least on the north side of Roosevelt avenue so I don't need to cross the busy and noisy street every time. =)

jh_coop_buyer, thanks again!

The thread you provided were very helpful and interesting.
I learned a lot of information and idea buying coop in Jackson Heights.
I've been seeing seller's brokers.  They are all nice.  I wish they are my broker.  ;)

Thanks!

Thank you for the information, JH3525, rhydewithdis, and, eddi.
I understood they increased their maintenance because they invested in roof deck, doorman, and front area, so  the current maintenance per/sf at Birchwood is not bad.
Anyway, I have to check the building's finance to predict if they need to continue increasing their maintenance $40/year or not.

Thanks!

Thank you for your reply, jh_coop_buyer!
You are right.  I will ask the seller for the building's financials.
I hope he is helpful. =)

By the way, did you hire a broker?
If so, do you think s/he made your buying process easier?
Or do you think you didn't need their help?

Apartments, Sublets & Roommates / Birchwood House

Hi all!!

I have a question to people who lives in Birchwood House.
My question is how come its maintenance went up rapidly in past 5 years?

I digged out past posting and found out its maintenance used be around $500 for 1BR in 2008.  Currently,  the coop has several listings for sale and their maintenances are around $700.

The building is lovely, close to subway, has parking inside.
I want to buy!!
But $200 up in 5 years???
What's happened to the building's financial?
Are you expecting $40 increase every year forever?

I appreciate somebody answer my question.
Thank you!
