Twice my car was broken into at night - once on 86th Street, just south of 34th Ave, where I live, and another time on 79th Street, just north of 37th Avenue. A third time, someone sideswiped my parked car in broad daylight on 35th Avenue. That's when street-parking was no longer an option.

You could try to park on "well-lit" streets, but the truth is that parking is so difficult around here that I would be surprised if you had the patience.

If you can afford it - - garage parking. Many of the co-ops have private garages and in many cases you don't have to be a building resident to get a spot. Of course, there may be waiting lists, but I know of a couple buildings that have openings now (or so I hear).

I just gotta know...what is the deal with this plaque on 84th Street?

Adorned with stars, it reads:

ON THIS SITE IN 1897
NOTHING HAPPENED

According to the interwebs, it seems to be a running gag around the country - a parody of actual historic markers, but I can't find any information on its origin.

Olde tymey joke?

Enlighten me, please, if I've missed the punchline.

The plaque is in the sidewalk on the west side of 84th Street, north of 35th Avenue, in Jackson Heights.

I found out that the ten percent is on profit only.

In other words, if we buy a co-op for $250,000 and later sell it for $280,000, the flip tax would be $3,000, not $28,000.

That seems very reasonable.

2nd floor, looking towards 86th Street. I'm concerned about the flip tax since we don't plan to live there forever (3-5 years). I hear it is 10%!

Hi jhlife,

My wife and I are about to enter contract on a Junior-4 in the Carlton House. From everything I've seen (three visits to the apartment itself and 3 years of living on the next block), the building is attractive inside, maintenance staff are active, and the outward appearance of building and grounds is high priority. I know there were past issues with ATM Management, but now they are using All Area.

Appearances can be decieving, as they say, so I'd like your feedback on life in the Carlton House before we take the final plunge. We're also planning to take an available garage parking spot, so if you park at the Calrton, please share.

P.S. - We will be renovating, including some structural changes to the apartment. Please share if you have experience in getting your renovations approved by the board. We've hired an architect.
