The Colonials

I am thinking of looking at apartments in The Colonials and wondered if it's a good building, well managed, safe, etc.
Any insight would be much appreciated.

And what's up with The Berkeley; apartments are not moving and not coming down in price??

Don't know why apartments aren't moving at the Berkeley (pricing or market) but the financing in the building is very stable. Its a great co-op with great units.  The maintenance may seem on the high side but it's well worth in given the elevators and the large maintenance staff.  The buildings are well maintained.

I'm not sure why they aren't moving, but if I were selling a unit there, I probably wouldn't come down in price either, unless there were some pressing reason I had to sell right away.  It's a very nice building.

Thank you for your response. I just wondered if the coop board were not approving prospective owners and I don't want the hassle of going through the motions if I am going to be shot down. It just doesn't make sense to me to have apartments on the market for over a year, I have been watching them since last spring. I like the building too although the maintenance is high.

I think the Colonials are the most attractive walk ups in Jackson Heights.  (Most people think the Greystones are, but I disagree).  The units are gracious and sunny, and I really like the layouts.  The Colonials are actually a series of buildings, each with 10 units, I think.  I am pretty sure that each building is in charge of its own management, so it is a very different situation from the big buildings.  A few years ago i was in an apartment that had a washer/dryer in the unit, which is very rare in JH.  I'm not sure if there are different policies in different buildings.  Safe?  I live on the same block and I have always felt very safe here.  Used to live 3 blocks away, and I felt very safe there too.

No the board at the Berkeley is great and it shouldn't be any more difficult to get approved in the Berkeley than anywhere else.  I would go see what's available and make an offer if you like...It's possible the sellers are finally ready to negotiate.

Aw, I've lived in the Colonials my whole life! Despite it being with my parents, I never remember there being any problems with management (they're all co-ops) or safety. They're close to everything and the backyard area in the back is pretty nice.
