In general it’s a good idea to buy instead of renting.  It is very difficult to rent and save money.  Over the past few years, the prices have been steadily increasing.
Find a local realtor, look for a smaller or less expensive place that’s convenient to the subway and take the plunge. 
When you eventually sell, you will recoup all the $$ you have spent on that starter property. 
Sometimes you can find units that do not require the dreaded co-op interview process. 
JH is a remarkably convenient place to live, thanks to the subways.

The people I know who are younger, dating and going out, are all doing it in Astoria, LIC and Brooklyn, Brooklyn, Brooklyn. To be young in JH seems to mean being on the train a lot going to these centers of gravity where all your friends are. This is a neighborhood for people who go home to their families after dinner, or for ... whoever goes to those bars on Roosevelt, always a mystery to me.

the problem is what happens if you don't have enough financial capital and other assets that would help them to buy? lets say they went for a studio in JH, these days, on the low end, 225k.

that means they need 45k cash saved for the  downpayment. They need another 5k for closing costs etc.

Then they need to have enough in the bank to pay for lets say a year's maintenance. - lets say $750/mo - another 9k. that's close to 60k cash: BEFORE any reno or moving costs.

in addition they need their credit score to be good to get a good loan. Let's say they get one, and its a 30 year fixed; that's about 1k/mo.  At current rates, with maintenance, insurance, utilities, they need to have 2k month on hand for all housing costs.. Which is OK! cheaper than renting! but they need to demonstrate to a coop board that 2k/month is doable for them.   they need references, and something that looks like a stable job too to convince the board as well....

it ain't so easy.

JH is the best place to buy in the NYC area if you are optimizing for

- Price
- Apartment size/quality
- Fast commute to midtown
- Transport options (esp in the 70s near the express trains and bus station and LIRR)
- Food (ditto, 70s means you can walk to Woodside and Elmhurst for more food options)
- Pretty neighborhood, human scale building sizes, some nice architecture…

But JH is a bad place to buy if you are optimizing for

- Parks and playgrounds
- High quality (or even good quality) healthcare, with a few exceptions
- Childcare options (the best option, Little Elms, has closed down)
- Cinemas and most other entertainment (few exceptions)
- Parking (you will pay $300 for a monthly parking spot and your friends won’t be able to park their cars when they visit)
- Honking, plane noise, loud music - can be a surprisingly loud neighborhood, even by NYC standards

What am I forgetting?

Agree. This is spot on. And that note - has anyone found a decent primary care doctor in the neighborhood? I have yet to find one and would love a recommendation if anyone has someone.

 What if this poster were to delay looking for an apt to purchase in JH by 2 years, let's say, and they were to take advantage of this being a good market for job hunters. Look for a higher paying job as their current salary seems on the low side five years out of school and possibly have a side hustle that can just be dedicated to the home purchase?
 Look at the financials that LaChoezia lays out and aim for some similar accounting. For personal reasons of fun/dating in your 20's, the possible inflated prices right now and a postponement to accumulate more funds, I would strongly suggest a different plan at this time. But best of luck in your search and JH is a great place but not for everyone at every point in their lives.

If you can afford it...GO FOR IT!

Only you know your own financials...maybe you have made $s or inherited $s? Good for u!

As a base for having fun...Jackson Heights works IMO. It certainly has in my case.

:) There's much more fun and exuberance and joy to Jackson Heights than simply bickering over 34th Ave...that's for sure! You'll see...it's a hoot pretty much 7 nights a week...

I am beginning to think that folks don't really know the neighborhood they are living in?

Yeah, the IT analyst from Long Island is gonna have a hoot of a time frequenting the massage prostitutes of Roosevelt Avenue. A hoot and a half! Then straight to the overcrowded Filipino nightclubs until 7am! Eat your heart out Williamsburg!

There’s also a ton of bars … new and old on Northern Boulevard. Prohibition recently opened and also the Queens Beer Factory and Terezza 7 brings people from all over New York.

 Me thinks that if the IT employee were connected or wanted to be involved with the gay scene locally, this would NOT be the venue through which they would seek advice. The draw of that world is a true asset here in JH though it seems more subdued over the years we've been here. My spider sense is that is not their arena. Also varies tremendously with male/female identities and size particularly when it comes to Roosevelt Ave, transit and later nights. Still think it's a better plan to wait, make more $ and circle back around. Northern Blvd seems more plausible for newer entertainment and venues, as stated. East Elmhurst might have easier routes to purchasing than JH co-ops which can be very demanding even for some much more established applicants.
