1.  Minimum deposit

2.  Level of Board Approval (paper or Bd meeting...does the bd visit current home?)

3.  Flip Tax?

4.  Sublet policy

5.  Pet policy

6.  Do you have 2007 financials

7.  Asking Price?

8.  Maintenance and what does it cover and % that can be deducted

9.  Assessments?

Joey, you posted in the correct place (in the apartments section of the classifieds).  I believe NYC Native is asking specific questions because he might have a buyer in mind, and he wants the answers to those questions before he refers someone.  This is just a guess. 

There are no specific requirements about how much info you have to list on here when you post something for sale.  If all you want to say is that you have an apartment for sale, price and your contact info, that's fine - if people are interested they can contact you directly.

Shelby2, you are right on the money.  If anyone is selling a Coop you should know that no FHA loans are available at this time for Coops and no bank will finance a coop without 2007 financials (Chase is the exception with a letter and....)

If the financials are not available I wouldn't even put it on the market until you do because it will kill the deal.  Another thing to look for is to see if 10% or more of shareholders are late or defaulting on their maintenance, this will also worry the lenders.   I deal in all levels of Coops from renovation to sponsor sales and I have seeing 1 out of 3 deals die in the last few months.  If you are a seller and have not signed an agreement with a broker and don't wish to you can do an open listing and give it to a few people in the neighborhood, but they will need this info in this market so they can answer all questions that may arise.  If you don't know any of these answers it will delay your sale.  If you get a savvy buyer than I recommend you know every answer plus know the underlying mortgage and comparables as well.  Shoot me an email if you need help.

Thanks for everything , I really not so sure about alot of this questions. Can you tell me where should I get my  2007 financials . The Coop is located on the first floor , I believe this Coop has the most share in the entire building and the home is in move in condition . Thank You very much NYC native
