Nothing strange. The apartment was sold to the occupied tenants at that time with a lower (inside price) as is. The sponsor didn't have to do the renovation and no need to kick the tenants out and the tenants didn't need to move.

Nu Place is a realtor company, not the sponsor. They work for the sponsor, the former landlord of washington plaza. They also work for the shareholder, the former tenant.

Yes. There’s a couple of floating theories. Might be a sublet. Might be the sponsor exercising her desire to hold onto some of the rental units.

Mr. Plaza:  It mentions that this rental requires Board Approval.  If it belonged to the sponsor, Board Approval wouldn't be necessary or is this not correct.

 The apartment was already sold to the occupied tenant. If you checked the streeteasy sales history, you will find that the apartment was sold on 11/02/2016.

Not really? Especially if you consider that whoever bought the un-renovated apartment in 2016 may have already lived there for a long time as a renter before buying it.

There is one! There's a google group. But the groups are separate - one for owners, one for renters. This is the only place where we can all talk.

Regarding the laundry room - that has happened to me a few times as well and it's annoying. I now do my laundry at 6am and tend to have the place to myself. There are a few people who don't wait for the dryers to finish - I always set a timer and am never late so it cheeses me off when people open my dryer. I don't like people touching my clothes.

I just looked at the photos of the un-renovated rental unit. The owner must have lived there for quite some time because the kitchen is pretty outdated. I moved in 12 years ago and my kitchen was much nicer; they updated the apartments back then as people moved out (I don't mean the current renovations; I mean they just got nicer cabinets, wood floors, fake granite counters and a decent-looking sink and no yellow tile). The one for rent did not get one of those updates and still has the old cabinets and lighting.  It's a great layout.

The people in C24 needed a larger apartment, and I think maybe one closer to work, too. They must have been allowed to sublet. Does the coop have anything in the propriety lease spelling out rules about subletting?

It's been a coop for more than two years—close to three when they sublet.
